General Home Inspections
Our general home inspection is with two inspectors that provides an unbiased
third party evaluation of the major mechanical and structural components of a
home. During the 1 hour (condo) to 3 hours (large home) inspection we take
notes, photos, and answer any questions you have about the home. The report
is computer generated with digital pictures and typically printed on site
and then reviewed that night and sent to you the next morning in a PDF file.
NEW - All general home inspections now include at N/C (free)
a visual inspection for biological growth (mold) as well as conditions conducive
to mold growth. If areas of concern are found, you may opt for sampling
and laboratory analysis for an additional fee.
Pre-Listing Inspections - Sellers Inspection
In today's "Buyers" market, the Certified Pre-Owned Listing Program will make
your home stand out in the crowd. Chances are good that there are already a few
homes "for sale" in your neighborhood. Chances are also good that they were all

Our low cost energy audits are desighed to provide you with what you need know
to efficiently upgrade your home without spending all of your money on the energy
audit. A full infrared scan for heat/cooling loss is performed, various measurements
are made, and a cost/benefit report is issued with infrared photos. Our Energy
Audits will help reveal deficiencies and show you how, when financed; many
upgrades will save more per month than the cost of the upgrade. Don't
want the full audit? We can provide a full infrared scan for heat/cooling loss
and provide a report with all relevant photos. You can discuss the upgrades

Septic Evaluations
Our septic evaluation includes inspection of treatment tanks and their baffles,
any dosing or pumping tanks and their components, and evaluation of the seepage bed.
Our evaluation is to determine if the system is satisfactory or if a septic service
provider needs to perform additional investigation or repairs/replacement.
Water Testing
The water company must test its water by state mandate to assure that it is
safe to drink. If you have a well, it is your responsibility to assure that
the water is safe to drink (potable). Contact us for testing for bacteria,
chemicals, lead, volatile organic compounds, and inorganic compounds.
Lead Screening

Lead was a major ingredient in many paints that were produced prior to 1960
and was found in a lesser degree in some paint products manufactured as late
as 1978. Lead is especially harmful to children and woman who may be pregnant.
Full lead testing / certification is $375. This certification is valid for all
local state governments for rental property.

on your property and its surrounding area and go over the results with you to
ensure you understand the information contained in the report and what steps

Indoor Air Quality
Over the last several years, a growing body of scientific evidence has
indicated that the air in our homes and other buildings can be more polluted
that outdoor air even in our largest cities and industrialized areas. Additional
research indicates that we spend about 90% of our time indoors. The health risks
for many people are greater due to indoor air pollution than outdoor pollution.
We provide testing for a wide range of contaminates including but not limited
to mold, allergen, and volatile organic compounds (VOCs). Below you will
find the most common items that we test for.
Mold Inspections & Allergen Inspections
Mold can develop quickly, often within 24 hours if conditions are ideal for
mold growth. The health affects of mold exposure are related to mold spores
and mold toxins. Mold becomes a health concern when spores become airborne
and are inhaled. Mold is generally divided into three groups based on their
health effects: Allergenic, Pathogenic, or Toxic.
Allergens come from such sources as dust mites, cockroaches (studies have shown
that 78% to 98% of urban homes world wide have cockroaches), cat and dog dander,
termites, and pests such as mice. These allergens have little or no effect on
a large portion of the population but some people do develop allergic reaction
to these substances mostly from repeated exposure.

combustion of carbon containing fuels (coal, oil, gas, wood, etc). This deadly gas

coal, wood, or gas furnaces, stoves or boilers, and oil or gas hot water heaters.
